1. Minimum Age The primary guest must be 25 years of age or older. Bookings made on behalf of someone under 25 will be cancelled in accordance with Airbnb policy. 2. Minimum Stay A minimum of two nights is required for all reservations. 3. No Parties or Events Parties, events, and gatherings beyond registered guests are strictly prohibited. No exceptions. Noise monitoring and a doorbell camera are active at all times. Unauthorized gatherings or exceeding the approved guest count will result in a $750 fine, immediate termination of the stay, and additional charges in accordance with Airbnb policy. Each unregistered guest will be charged $50 per person per night. 4. No Smoking Smoking of any kind is strictly prohibited inside the unit, on the balcony, and in all common areas. This includes cigarettes, cigars, vapes, and marijuana. If smoke or THC is detected by our monitoring system, a $750 fine will be charged automatically. Additional cleaning fees may apply. 5. No Pets No pets of any kind are allowed. If you have a service animal, you must notify us before booking so we can make arrangements. We have guests with severe animal allergies and require advance notice for their safety. Unauthorized animals will result in additional cleaning fees and possible cancellation. 6. Quiet Hours Quiet hours are 10 PM to 7 AM. This applies to the unit and all common areas including the rooftop. Please be respectful of other residents. 7. Guest Count Only registered guests listed on the booking are permitted in the unit. Visitors are not allowed at any time, day or night, without prior approval. 8. Minimum Guest Age No guests under the age of 25 are permitted without prior written approval from the host. 9. Local Reservations Reservations from guests residing in the local Nashville area may require additional verification at our discretion. Attempts to circumvent this policy may result in cancellation. 10. No Airbnb or STR Hosts We do not accept bookings from other Airbnb or short-term rental hosts. Misrepresentation of booking intent may result in cancellation in accordance with Airbnb policy. 11. No Smoking Devices or Monitoring Tampering Tampering with, covering, unplugging, or disabling any smart device, security camera, noise monitor, or smoke detector is strictly prohibited. Violations will result in penalties, cancellation, and associated charges. If any device is damaged or disabled, replacement and reinstallation fees will apply. 12. Check-In and Check-Out Check-in is at 4 PM. Check-out is at 10 AM. Early check-in is not guaranteed and must be requested and approved in advance. Late check-out must be approved. Staying past 10 AM without approval will result in a $50 fee. Your access code automatically deactivates 15 minutes after your scheduled check-out. Egregious late check-outs may be charged a full night's base rate and you are still required to vacate immediately. 13. Cleaning Please treat the space with respect. Excessive mess, unwashed dishes, or damage requiring extra cleaning will result in additional fees. Optional housekeeping during your stay is available at a discounted rate. Message us to arrange it. 14. Keys and Parking Lost or unreturned keys: $50. Lost or unreturned key fob: $125. Lost or unreturned parking pass: $50. 15. Packages and Mail Do not send mail or packages to this address. All deliveries will be rejected by the leasing office. We are not responsible for rejected or missing packages. 16. Leasing Office Do not enter the leasing office or contact property management staff directly. All communication must go through the Airbnb platform. Lease violations including noise complaints, smoking, or trash issues may result in fines being passed on to the guest up to $500. 17. Building Amenities Building amenities including the rooftop, fitness room, and common areas are managed by the property and are outside of our control. We are not liable for refunds or compensation if any building amenity is temporarily unavailable, closed, or under maintenance during your stay. 18. Maintenance Non-emergency maintenance items are addressed after emergencies and based on availability. We ask for your patience and understanding. 19. Guest Conduct We reserve the right to refuse accommodation or end a stay for rude, disrespectful, or abusive behavior toward our team. Your stay may be terminated at our discretion. 20. Agreement By booking, you confirm that you have read, understood, and agreed to all house rules and associated policies.
